Tokens are dynamic objects that are rendered when the page is called.  For example the { MainMenu} token places a horizontal menu of links to all the top level Web Pages in your Website that you choose to display on the menu.

Once you create a Website Template you can use it for an entire Website or you can create several templates, thus giving you the ability to change the look of your Website instantly without affecting your content or use multiple templates within your website.
